    Who is responsible for each duty depends on the lease. On a full repairing lease more falls to the tenant, but the landlord usually keeps the common parts, structure and shared systems, and the whole building when it is empty. Keep records and act on any findings.

    Where works are involved, remember the CDM Regulations, and check for asbestos, contaminated land and listed-building constraints.
