About CommercialPropertyKiln
CommercialPropertyKiln is a free, plain-English guidance platform for UK commercial property landlords and investors. Business rates, MEES, commercial leases, dilapidations, SDLT and VAT, capital allowances, SIPPs: the things you actually need to know, without the paywalls, without the affiliate links, without ten paragraphs of preamble before the answer.
Who built it
Scott Jones, founder, and the same person behind a family of other "Kiln" guidance platforms. Background in construction, property and small business, which translates to a low tolerance for guidance that is either a thinly disguised ad for a professional firm, or a 3,000-word preamble that buries the actual answer.
CommercialPropertyKiln exists because no single site joins commercial-property guidance up. GOV.UK is accurate but dry and gives no strategy. RICS guidance is authoritative but locked in PDFs written for chartered surveyors. Law firms cover leases, accountants cover tax, surveyors cover dilapidations, and none of them join it up or give you the answer in the first two sentences. This one tries to.
How it is funded
Sponsors. That is it.
No affiliate links. No tracking pixels. No cookies. No personal data. No data resale.
Sponsors pay for placement on parts of the site where their offering is genuinely relevant: a commercial surveyor on the business-rates pages, an insurer on the insurance section, a SIPP provider on the pensions pages. Placements are clearly labelled. Sponsors do not touch editorial. If a sponsor's product is not good, CommercialPropertyKiln will say so. That is the deal: we take their money, but we owe you the truth.
What you can expect
- Plain English. Not legalese, not accountant-speak. If a rule is complicated, we explain why, then explain what you do about it.
- Current and verified. Every rate, threshold and legal status is checked against the primary source, and we are careful to distinguish what is law from what is only proposed. Pages are dated so you know when they were last reviewed.
- Specific. Real figures and real rules: the 2026 five-multiplier business rates system, the correct MEES position, the non-residential SDLT bands, the capital allowances that actually apply to a landlord.
- Landlord and investor focused. Written for the person who owns or lets the property, across England, Scotland, Wales and Northern Ireland, with the devolved differences flagged rather than glossed over.
What we are not
We are not a solicitor, an accountant, a surveyor or an agent. We do not give advice you can rely on. We give you the information you need to have a better conversation with someone who can.
Every calculator carries a disclaimer. Guidance on tax, law and pensions points you to a qualified professional for the last step. That is not legal cover, it is honest positioning: the internet is good at 80% of your answer, and a professional is better at the last 20%.
